Case Studies

Client Incorporation – Portfolio of 15 properties including 5 large HMOs, restructured the portfolio in preparation for incorporating the outcome was:

  • £120,000 capital raised to cover costs and provide cash out
  • Unencumbered two properties with a combined value of £1million
  • Increase in cashflow of £3,000 per month
  • Increased profits following incorporation

Portfolio Restructuring – Portfolio of 6 properties with very short mortgage terms, restructured with the following outcome:

  • Took the portfolio from 6 mortgaged properties to 4
  • Left 2 unencumbered properties
  • Extended all the mortgage terms 
  • Obtained 5 year fixed terms.
  • Reduced the interest rates

Interestingly in this case the client indicated that they had been told by their tax adviser they would be facing a £65,000 stamp duty bill. I believed this was not the case so introduced the client to a new tax adviser and the stamp duty was indeed not payable.
